Architectural and Environmental Studies have been performed on the building. The minor asbestos and lead issues are being treated under the Phase I restoration, now underway. Existing floor plans are available, and potential reuse floor plans have been done.

The City is not locked into any specific design or program at this point, and is most interested in hearing the plans of an experienced private sector hotel and/or restaurant operator.

Based upon our local knowledge, study and analysis, our vision is for a 20 room boutique-upper market hotel, some rooms small, some mid-size, and a few suites. Versatility to reach various market segments is our goal, but with high quality regardless of the particular room size.

Our vision is a 110 seat restaurant with an open kitchen, and a bar designed integral to the restaurant. A part of the 110 seat space could be partitioned for meeting/banquet use. The restaurant should be mid-level, casual for breakfast and lunch, but should be "kicked up" a notch for dinner time use to hit the local market, as well as attract travelers to the hotel.

There is a basement, and it's at grade rental space. It is also available for a shop(s) or office use.
